Many first time homebuyer’s feel as though they are limited in what they can buy because of budget restrictions. While it may be true that you cannot afford to purchase just any home this does not mean that you cannot and should not look for a home that fits all of your needs and desires. In many cases; however, the number of different homes on the market can be absolutely overwhelming, especially for new homebuyers. This is why it is extremely important to give careful consideration to what you’re looking in a home before you actually begin looking at homes. Failing to identify your needs and narrowing down the parameters before you begin shopping for a home can lead to confusion and that often results in buyer’ remorse. Make sure this doesn’t happen to you by taking the time to address your most important needs and desires beforehand.

People have a real tendency to buy with their hearts as opposed to with their heads. This can lead to some fairly disastrous situations. This is not to say that you should not feel the purchase in your heart, merely that you should use your head to confirm what your heart feels. It’s so easy when you find that amazing home that you have been dreaming of, to overlook little imperfections and problems that could have some serious effects down the road. It’s amazing to watch what happens to people when they find the home that to their minds is aesthetically perfect. These times its great that there is a real estate agent there as an in dependant voice.

I’ve always been an advocate of providing more than what’s expected. When I was a waiter in my teenage years, I gave “silent service” by providing drink refills, extra bread, and condiments before the customers ever had to ask. When I programmed computers, I wrote very detailed documentation within the code to guide future programmers if they made changes. In our video business, I was the first in our area to provide authored DVDs at no extra charge. When I began my real estate career, I continued this “more than expected” philosophy for my clients.

The purchase of a first home is likely to be the biggest one-time purchase in your life. There is a huge shift from living with family or renting, to owning a home. It can be an overwhelming experience and at times you may feel that you are barely keeping in step with the process. We are now at a point in our lives where our children are buying their first homes and we see the worry and signs of stress that make this FIRST BIG PURCHASE such a momentous event for them. The learning gained from buying a home and selling a house six (6) times - four different cities and two different provinces - has given us experiences that we share here with our children.
