One of the topics I hear from day to day is that most people’s intentions are to invest in property as a replacement to retirement annuities although the majority of the time this never materialises. The money that was to be used for property usually ends up enhancing ones social life to the detriment of ensuring a satisfactory retirement plan.

If you are an experienced hotel operator, you will know that acquiring hotel assets can be quite challenging these days. REITS and private equity firms have a lot of cash burning a hole in their pockets and stay zeroed in on the hotel market. This is pushing the demand up for hotels and keeping prices high. The problem that is occurring is that the returns investors would like to get are being squeezed. The credit crunch is causing new loans to be valued at higher interest rates and lower loan to value. This translates to higher down payments and less cash to take home at the end of the year. This should push the price of hotels down eventually because Wall Street backed loans were readily available at 6% interest and even below to make even expensive hotel purchases cash flow out for the investor. Right now Wall Street is trying to figure out just what they want so it may take a few months for the market for those loans to settle and it will definitely not be as liberal as before.

Is real estate still a good investment? Last year real estate was appreciating above the 30% level. Many people were dropping money by the bags full in Bend, Oregon area real estate. Now, real estate has cooled off a little bit and many people are beginning to think that real estate may be a something to be avoided.

It is so large that it gets 0.2% of all traffic on the internet. That means that on any given day, one in 500 people worldwide will visit Craigslist with the vast majority being U.S. visitors.

Created in 1960 by the U.S. Congress, real estate investment trusts, or REITs, allow you to invest in property without the problems associated with owning actual bricks and mortar. It is a collective investment system in which investors’ money is pooled into a trust to invest in property shares in much the same way that a mutual fund invests in stocks.
